SĄVARŽĖLĖ was designed for easy commutes and next-level comfort, with restaurants and other services on the ground floor. A spacious underground parking lot will have 343 individual spaces for vehicles, 80 bike racks, and charging stations for e-bikes and scooters. When designing the centre, we put a premium on sustainability. This is beneficial not only to the environment, but also to the health and well-being of our tenants.

To obtain the highest BREEAM rating (Outstanding) and the A++ energy class, we’ve used a wide range of smart technologies and solutions. These include rooftop solar panels, double-glazed façades with external shades, and a water-circulation-based cooling system, among others. The cooling system is compliant with EU regulations aiming to pare down the use of freon gas in buildings by 2027, and more.

We let our experience and track record speak for us. The Konstitucijos Avenue project was developed by the investment firm Lords LB Asset Management, providing top-quality services to institutional and private clients since 2008.

In the Vilnius Central Business District alone, the firm has been responsible for developing the K29, Lvivo (BREEAM Outstanding), and SEB (BREEAM Outstanding) business centres. It also developed the ARTERY business centre (designed by Daniel Libeskind Architecture Studio), which has since become one of the city’s most prominent symbols.

Lords currently manages 14 real estate funds, 1 private equity fund, 2 energy and infrastructure funds, and 3 investment companies. Its operations are licensed and monitored by the Bank of Lithuania, and audited by the KPMG network, with SEB and Swedbank serving as fund custodians.

The project has Conres as its general contractor, and Colliers Baltic as its provider of rental brokerage services.

SĄVARŽĖLĖ is the artistic creation of the world-renowned, UK-based, award-winning architecture studio RSHP. The new business centre, designed in partnership with the Lithuanian architecture firm Unitectus, is the first project it has undertaken in the Baltics and the surrounding countries.

Established in 1977, RSHP distinguished itself by creating a number of iconic structures around the world. These include the Centre Pompidou in Paris, the building of the European Court of Human Rights in Strasbourg, the Lloyd’s head office in London, and others.

Benefits of the above-mentioned and other buildings designed by RSHP – the ease of changing premise arrangements to meet evolving business needs, abundance of natural light, focus on sustainability, and openness to the public – will also feature prominently in Vilnius. The new business centre on Konstitucijos Avenue will catch the eye with its unique look, consisting of two staggered, overlapping, rectangular blocks. The building’s floors will be connected by metal trusses, and its centre will contain an atrium with a glazed skylight. In other words, it’s Old Vilnius meets New Vilnius.
